What renovation work really involves

Structural assessment first

Before any work begins, a licensed structural engineer examines foundations, load-bearing walls and the roof frame. Skipping this step is the single most common source of costly surprises.

Material selection by era

Buildings from before 1950 typically use lime mortar and solid brick. Mixing modern cement mortars with old masonry accelerates cracking — matching the original binder matters.

Construction sequencing

Roof and waterproofing first, then structural repairs, insulation, installations, and finally finishes. Reversing this order means redoing work you've already paid for.

Permits in Poland

Under the Polish Construction Act (Prawo budowlane), most structural changes require a building permit (pozwolenie na budowę). Facade work on listed buildings adds conservation authority approval.

Thermal insulation standards

Since 2021, Polish regulations require U-values no worse than 0.20 W/(m²·K) for external walls. Pre-war buildings rarely meet this without added external or internal insulation.

Cost planning

Renovation budgets for pre-1960 buildings in Poland average PLN 1,500–2,800 per m² depending on scope. Contingency of at least 15% is standard practice for older structures.
